PAYMENT & CANCELLATION

A 50% deposit of the total rental amount is required to confirm the reservation.

In some cases 25% deposits can be made for stays farther in the future or in certain regions. 

The remaining balance is due 65 days prior to check-in. For bookings made within 65 days of arrival, full payment is required at the time of booking.

For holiday reservations, full payment is due 90–60 days prior to check-in. 

All payments, excluding security deposits where applicable, are non-refundable.

Credit card payments incur a 4% processing fee. Wire transfers are accepted with no additional fees.

We strongly recommend purchasing travel insurance. Please ask your villa advisor about coverage options through our preferred partner, Rental Guardian.

CHECK-IN & CHECK-OUT

Check-in time is 4:00 PM. Check-out time is 11:00 AM.

Late check-out without prior approval may result in an additional night’s charge. Early check-in or late check-out may be available upon request, subject to availability.

Note some properties are more flexible with early check-ins, however typically we can only advise you the day prior or day-of to ensure there is no same-day turnover. 

DAMAGE WAIVER & SECURITY DEPOSITS

A non-refundable damage waiver fee of $99 or $199 is required per reservation in lieu of a traditional security deposit.

Certain properties may require an additional refundable security deposit, which will be communicated prior to booking.

Guests are responsible for any damages caused during their stay. Applicable charges may be applied to the credit card on file.

OCCUPANCY

Occupancy is limited to the number of guests confirmed at booking (based on two persons per bedroom unless otherwise stated).

Misrepresentation of guest count may result in additional charges or immediate termination of the reservation without refund.

MAINTENANCE & PROPERTY CONDITIONS

The Owner and PersonalVillas will make reasonable efforts to maintain the property in good working order.

In the event of maintenance issues, repairs will be addressed as promptly as possible. However, no refunds or rate adjustments will be made for unforeseen issues beyond reasonable control, including but not limited to utilities, internet, appliances, or mechanical systems.

Guests are responsible for promptly reporting any issues to the villa staff or PersonalVillas.

PET POLICY

Pets are not permitted without prior written approval from PersonalVillas.

Unauthorized pets will result in immediate eviction without refund.

USE OF PROPERTY

Properties are reserved for private use by responsible guests only.

Events, parties, or commercial activities (including weddings) are strictly prohibited without prior written approval.

Guests agree to respect community rules and maintain reasonable noise levels, particularly after 10:00 PM.

Violations may result in eviction and forfeiture of all payments.

SMOKING & ILLEGAL ACTIVITY

Smoking is not permitted indoors. Outdoor smoking policies vary by property.

Illegal substances and activities are strictly prohibited and will result in immediate termination of the stay without refund.

LIABILITY

Personal Villas acts solely as an agent for property owners and third-party service providers.

PersonalVillas assumes no liability for:

• Property loss or damage

• Personal injury or accidents

• Transportation or third-party services

Guests are responsible for securing the property and their personal belongings during their stay.

DAMAGES & INDEMNITY

Guests are responsible for any damage to the property or its contents during the rental period.

PersonalVillas must be notified immediately of any damage or issue.

Guests agree to indemnify and hold harmless PersonalVillas and its representatives from any claims, damages, or liabilities arising from their use of the property, except in cases of gross negligence or willful misconduct by the Owner.

DEFAULT & TERMINATION

Failure to comply with any terms of this agreement may result in immediate termination of the reservation without refund.

GENERAL TERMS

• This agreement constitutes the full understanding between all parties

• Amendments must be made in writing

• The agreement is governed by applicable local laws

• The property is provided “as-is” without warranties

ACCEPTANCE

By submitting payment via PersonalVillas, PV International LLC, or any affiliated platforms, you confirm that you have read, understood, and agreed to these terms on behalf of all members of your party.
